How it's worked out
- Rent per year
monthly rent × 12 - Gross yield
rent per year ÷ price × 100 - Net yield
(rent per year × (1 − empty time) − yearly costs) ÷ price × 100
A property costs 300,000 and rents for 2,000 a month. Rent per year is 24,000, so the gross yield is 8%. With 3,000 of yearly costs and 10% empty time, the net yield is 6.2%.

What is the difference between gross and net yield?
Gross yield uses the full rent. Net yield takes off the time the property is empty and your yearly costs, like management, repairs, insurance and taxes.
Which costs should I count?
Count what you pay every year to keep the property rented: management fees, repairs, insurance, land or property tax, service charges and utilities you cover.
Does it work in my currency?
Yes. Pick your currency. The calculator only formats the numbers; the maths is the same in every currency.
